Prices and Booking

Birch House Cottage is only available for direct booking - we do not list on any 3rd Party websites so you will always get a great deal by cutting out agents commissions. It also means that you are dealing directly with us as owners if you have any questions or problems - not a call centre.

Please note that our online booking system is set up to take 4 night midweek (Monday to Friday) or 3 night weekend (Friday to Monday) short breaks, or 7 night full week breaks starting on a Friday or a Monday.

We DO NOT charge extra for up to 2 well behaved dogs, but please DO remember to put them on your booking so that our cleaners are ready for any additional cleaning requirements.

If you are returning guest please point this out when you book and we will give you a 10% loyalty discount if you have left an online review either on our website or Facebook page following your previous stay.

A non-refundable booking fee of 20% is required to secure your booking, with the balance to be paid 4 weeks before the start date of your holiday.

If you are booking within 4 weeks of your holiday start date, then full payment is required on booking.

We can only reserve the dates for you once the booking fee has been paid (or full amount if less than 4 weeks).

If you cancel your holiday after paying the booking fee, or you fail to pay the balance when due, and do not respond to our attempts to contact you, then your booking will be cancelled and the booking fee will not be refunded.

If you cancel your holiday after paying the balance and with less than 4 weeks to go, then unfortunately we cannot issue a refund.
